View Full Version : Building in the Bahamas - issues to be aware of?

We are planning to build a home in the Bahamas and have heard many horror stories about building while in the Bahamas while living in the US. Any advice? Any builder/architect/general contractor references? Any people we should avoid? We are looking to build in the Nassau/Paradise Island area.

If you dont have ya property on Paradise Island, it will be difficult to find a piece there now but hopefully someone can answer your ??'ss
RockWell 06-13-05, - 07:34 PM Well if you are really sincere in your post you already have an American Contractor.It is a known FACT that 80% of the builders On PI & Lyford Cay are foreigners, so you should really check the people you are getting these horror stories from. :board2:

it is true. when building a home here you must be extremely careful becuase every tom, dick and harry is a contractor, mechanic, plumber, electrition etc. be sure to only deal with reputable companies and make sure check there portfolios and referances becuase even they can take you through war.

Where on Paradise Island, not much space left now. Only place I know of besides Kersners condos that is under development, is Ocean Club Estates. They have their own set of contractors that are recommended so you really wont have much of a choice. They are normally foreign contractors also, so most of the owners there are getting ripped off big time with no post building support. Speak to neighbors before you decide on who you use for what, to get an idea of how the contractors worked out in that area.

Dey still got room ... they can take out the rest of the golf course, cabbage beach, the toll booths, the ferry dock .. ;)

We originally thought we had the perfect contractor, but upon co,pletion we found we were ripped off by everyone who worked on the project.
The best advice I can give you is you need to supervise every inch of your house. We are spending the next 6 monthsreparing damege . If you repsond Maybe we can talk privately.

There are lots of reputable bahamian contractors out there, remember cheaper does not mean better. When taking on something of this magnitude, ask them to show you some of there previous jobs and consult with the various govt offices to varify the contractors status.
Alien 01-22-06, - 12:28 PM Alls I know is that our building codes are "suposed" to be better than the codes of Florida, due to our Huricane factor...
But, to what extent do these codes coincide with each other is a mystery??
Accept for the government projects (and maybe not even them)...each contractor uses a different measurement for each paticular house he is building....whether by accident or design!
Or just plain ole matters of preference....
But we are suposed to have stronger infastructure than those places in Florida...if it means anything to anyone!
i know when you use cheap labour you get crooked walls, shoddy dry wall work, and messed up electrical. There are a couple Gated communities here that are plagued by that.
