BSvacation 09-25-06, - 11:18 AM I am thinking of relocating but first I would like to buy some land. Thus far I've been told to stick with subdivisions. Particularly the Charlotteville, High Point Estates and Claridge subdivision. Can anyone tell me about these subdivisions. A friend of mines like High point estates. I don't know anything about these areas or subdivisions. Is it better to live in a subdivision? What are the pros and cons? Does anyone live or have visited these subdivisions. Are they upper, middle or lower class? Who are most likely to be my neighbors? I don't think this is a problem since most people in the Bahamas are nice and generally friendly. Stuck-up or litter bugs are definetly out of the question for me. Any input will help.

benjamieson 09-23-07, - 11:30 PM Have a scout round the main realty websites - you should find a fair few in the area. It'll also give you a good idea o pricing averages in the different areas. Most of the sites have information about the communities/subdivisions to give you a better idea of each location.

It looks nice, but I'm wondering what happens when they " Burn Garbage " from the dump.............

My sentiments exactly. The view (not to mention the smell), is enough to turn anyone off of that place. Since most of these subdivisions are really new, I mean, they're popping up all over the place, it's hard to tell who your neighbours will be. As Charlotteville, etc. are asking an arm and a leg, it's safe to assume that mostly settled persons will be moving in. But then, you never can tell, as a few young folks are borrowing from their parents to make down payments. Where is Claridge subdivision anyway?

I will not buy a house in a subdivision. A home is a lifetime major investment.
Remember the value of your home will also depend on how well your neighbors keep theirs. Imagine buying a beautiful a home in a quiet, clean subdivision. 5 to 10 yrs later, you have neighbor with a son who likes to tinkle with cars.
Next thing you know, he thinks he is a mechanic. Now you live next door to a quick fix shop. While he is fixing cars, his homeboys drinking beers, slamming dominoes and smoking dope on the wall.
There goes the neighborhood, I have seen it happen to many heartbroken homeowners, who now must use their lifesavings to start over and buy another home.
Beware of Government subs, they tend to build those subs and fail to ensure that residents take care of the areas. You may stand a better chance with a private developer.

I agree. The first thing is to avoid government, supposedly low-cost housing subdivisions. All of them from Jubilee to Flamingo, to heritage and whatever other names they have are all merging into mini yellow elders, if you know what i mean.

Very nice area.
There seemed to be vacant lots, but I'm not sure if they're available. I'll have to inquire.
