The mortgage industry in the US is in meltdown. Companies made lots of bad loans at "teaser" interest rates. ARM's, interest only, and no down payment loans are resetting like crazy.


What is really scary is that folks with GOOD credit and BIG money who want JUMBO loans (Over $400,000) are having a hard time finding home loans. (yes, very rich people often take out home loans for tax breaks and to protect their trusts.)

I keep reading in the Bahamians papers how this mess won't affect the Bahamas.

If the rich people can't get loans in the US, for a US house, are they going to be able to get JUMBO loans for a second house in the Bahamas.

All those millionaires who lost money in the hedge funds might be less likely to buy a second home until the stock market picks up.


Folk always say "rich people don't care". Some don't, Most do.

For the most part, people building second homes on eleuthera aren't taking out a second mortgage ... they're building with cash on hand.

most of the folks buying second homes around stella maris in long island are european ... scandinavian, brit, german, french and italian. and don't forget the all-italian resort we had in eleuthera for about ten years.

lots of Bahamians buying up land there too .. but yeah lots of Europeans.
